愈劈愈狠:一城低銀行估價15%沽

功沽貨的,幾乎都要有較大折讓才能成交。上車盤指標屋苑沙田第一城,新近8座低層G室,實用327方呎,剛以371.8萬元成交,呎價11,370元,造價回到去年年底,創屋苑今年新低。另屋苑3房戶27座高層D室,實用688方呎,成交價728.8萬元,呎價10,593元,較銀行估價低最多15%。

栢慧豪廷平市價15%轉手

有消息指,天水圍栢慧豪廷9座中層C室,實用面積510方呎,以385萬元低價售出,實用呎價7,549元,較個別銀行估價低近13%。業內人士指,項目較市價足足低約15%,成交價創屋苑近10個月新低。據悉原業主為內地人,因私人理由急於套現,故以低沽出。而該名內地業主目前仍持有約1個栢慧豪廷單位待售。

將軍澳新寶城6座中層H室,實用面積約636方呎,原業主叫價由月前的約850萬元,近日減價約80萬至770萬元成交,減幅約9.4%,實用呎價約12,107元。屯門翠林花園C座低層3室,實用面積429呎,原業主減價達44萬元以341萬成交,減幅達到11.4%,實用呎價約7,949元。

兆禧苑劈價兩成蝕7萬

屯門居屋兆禧苑更出現減價兩成個案,有關交易為D座高層11室,單位實用面積415方呎。業主累減兩成後,以313萬元低價售出,較估價低出約14%,實用呎價7,542元。原業主去年2月以278萬元入市,扣除額外印花稅款、佣金及律師費等開支後,料最終「明賺實蝕」,損手約7萬元。

另外,油塘居屋高俊苑C座極高層8室,累減52萬元後,近日以528萬元售出,實用呎價8,328元,較上月同類單位做價低約6%。而早前實用呎價破萬的天水圍天麗苑,樓價亦見回落,祥益黃肇雯稱,天麗苑低層1室,原先以250萬元叫價放售,三度減價共約45萬元後,終以205萬元自由市場價易手,減幅約18%,實用呎價9,624元。
