恒地強拍西灣河太樂樓

.85%業權的恒地,在昨日以大業主身份向土地審裁處申請強制拍賣,為今年首宗強拍申請。

可建樓面逾12萬呎

太樂樓地盤頗具規模,佔地達13,713方呎,鄰近港島區藍籌屋苑太古城翠湖台,與港鐵站的步距僅3分鐘,現規劃地帶為「住宅(甲類)」,未來可以9倍地積比率發展商住項目,總樓面約123,417方呎,建築物高度限制為主水平基準以上120米。

太樂樓建築物外形狹長,據恒地遞交的申請文件顯示,地盤現址為1幢樓高10層的商住大廈,地下為商舖,1樓至10樓為住宅,每層15伙,涉及的總業權為924份,恒地等已收購784份,佔業權份數84.85%。

大廈建於1960年第4季,由於樓齡已經超過55年,符合八成強拍門檻,故今趟引例強拍,以盡快統一業權。據申請人呈交的估值報告,地盤未計算重建價值前的估值約8.0921億元。恒地年報顯示,公司現時於港島東一帶持有兩個收購重建項目,除太樂樓,另一個為已完成收購的鰂魚涌英皇道852-858號及金馬大廈,兩個地盤一共提供29.2萬方呎商住樓面。
