建生廣場活化後呎租叫24元

香港文匯報訊（記者梁悅琴）透過活化工廈計劃變身作商廈的觀塘開源道33號「Pioneer Place建生廣場」推出招租，建生國際董事總經理吳繼泰昨表示，此商廈呎租約24元起，較活化工廈前的呎租升幅逾2倍，至於地下至2樓共3層為零售樓層，商舖呎租30元起，目前已有2層寫字樓樓面及地下商舖獲預租，另有超過6萬方呎寫字樓獲洽租。

吳繼泰表示，該商廈樓高10層，3至10樓為甲級寫字樓，地下至2樓共3層為零售樓層，商舖面積9,987至26,715方呎，該項目總投資額約2.4億元，8月已完成翻修工程入伙，目前共有16.8萬平方呎的寫字樓面積可供出租。另外，其家族持有另一個活化工廈項目，位於牛頭角偉業街133號，預計明年落成，總投資額約2.5億元，租金料較Pioneer Place建生廣場高約15%。

環匯廣場33樓傳1.217億易手

此外，消息指，黃竹坑環匯廣場33樓剛以1.217億元易手，面積約9,736方呎，呎價1.25萬元，創該廈新高。市傳，新買家為現持有項目35及36樓頂層複式戶業主太子珠寶鐘錶主席鄧鉅明。原業主於去年中以9,346.56萬元向恒基買入，短短1年多升值30%，賺2,823.44萬元。
