祥益地產區域董事袁思賢表示，錦華花園鄰近屯門鐵路站，交通方便。日前該分行促成一宗錦華花園「即睇即租」的成交個案，該單位之租金回報率高達3.6厘。

袁氏稱，上述所錄成交單位為B座高層2室，實用面積348呎，兩房一廳。據悉，租客原居於同區屋苑，但原住所無法續租，因此需另覓租盤搬遷，主要鍾情上址鄰近原住所，方便搬遷及不用重新適應環境，加上單位廳房景觀開揚及內籠企理四正，而且業主見租客工作可靠，決定減租$500，租客遂便決定以月租$1.2萬「即睇即租」上述單位，平均呎租為$34.5。

袁氏續稱，如以同類型單位銀行估價約$396萬作計算，該單位的租金回報率高達3.6厘。
