祥益地產 - 袁思賢董事表示，日前促成一宗屯門華都花園之租賃成交個案，是次租客為區內短租客，由於原本居住的單位即將裝修，故物色租盤暫住3個月，該單位的租金回報率高達5.3厘。

袁氏稱，上述所錄成交單位為1座低層A室，實用面積414呎，兩房一廳，日前獲區內短租客承租。而單位正處於生約交吉期，新租客雖未有視察單位內籠，但曾睇過相片，主要鍾情單位鄰近原居所，方便搬遷及視察裝修進度，以及區內可供短租的樓盤短缺，正好雙方的租期可配合，上述租客遂便決定以月租$1.36萬承租單位並一次過預繳期內租金，平均呎租為$32.9。

袁氏續稱，若以同類型單位現時的銀行估值價約$310萬作計算，該單位租金回報率高達5.3厘。
