祥益地產區域董事林偉光表示，日前促成一宗屯門翠林花園之租賃成交個案，成交單位為A座中層5室，實用面積330平方呎，以月租$1.1萬承租單位並一次過繳付期內租金，平均呎租為$33.3。
林氏續稱，如以現時同類型單位的銀行估值約$470萬作計算，該單位的租金回報率達2.8厘。
