祥益地產高級分行經理黃文樂表示,日前屯門盈豐園錄得一宗租賃成交個案,是次租客為區內業主客,由於剛售出自住物業,因此需物色周邊樓盤暫住,該單位的租金回報率高達3.5厘。
黃氏稱,上述所錄成交單位為2座低層A室,實用面積390呎,兩房一廳,日前獲區內業主客承租。該租客鍾情單位鄰近原住所,熟悉區內環境及搬遷方便,而且單位企理實用,租客考慮到區內可供短租的樓盤短缺,遂便決定以月租$1.05萬承租單位六個月,平均呎租為$26.9。
黃氏續稱,若以現時同類型單位的銀行估值約$365萬作計算,該單位的租金回報率高達3.5厘。
