祥益地產-黃文樂經理表示，成交單位為屯門居屋兆畦苑A座中層22室，實用面積443平方呎，2房。據了解，租客為區內客，本來租住的單位屬三房戶，及後有感空間過大浪費，轉租兩房單位，空間足夠之餘亦能省去部分租金開支，主要鍾情熟悉區內環境。由於租客願意預繳一年租金，因此業主減租$1,000至每月$9,000成交，實用面積平均呎租為$20.3。

黃氏續稱，如以同類型單位銀行估值約$304萬作計算，該單位的租金回報率達3.6厘。
