祥益地產執行董事盤嘉茵表示,屯門居屋兆山苑日前錄得一宗區內退休人士「即睇即買」的成交個案,原業主於2011年以約$168萬(自由市場價)購入單位,是次轉手帳面獲利約高達$182萬。
盤氏稱,上述所錄成交單位為G座中層1室,實用面積546呎,兩房兩廳,日前獲區內退休人士垂青。該買家鍾情單位附設企理裝修,收樓後毋須額外花費翻新,加上單位價格吸引,遂便決定「即睇即買」,以$350萬(自由市場價)並一筆過付款購入上址作長線投資收租之用,同時增加被動收入,若以實用面積計算呎價為$6410。
盤氏續稱,該單位若作投資收租,現時市值租金大約為$1.1萬,租金回報率高達3.8厘。
