祥益地產高級分行經理黃文樂表示，屯門居屋兆畦苑鄰近輕鐵新圍站，步行約10分鐘即可到達熟食市場，社區設施可謂一應俱全，而日前分行則錄得一宗自由市場的買賣成交個案。

黃文樂稱，上述所錄成交單位為A座高層15室，實用面積443呎，兩房兩廳。日前獲區內客垂青。新買家表示熟悉該環境，而且屋苑鄰近家人居所，方便照應，加上原業主有議價空間，由叫價$368萬累減$23萬至$345萬(自由市場價)，新買家有感樓價吸引，遂便決定購入，以實用面積計算平均呎價為$7,788，屬市場價成交。
