祥益地產區域董事黃慶德表示，日前分行促成一宗屯門居屋兆山苑的買賣成交個案，所錄成交單位為F座中層8室，實用面積546干方呎，兩房一廳，原業主更有$12萬的議價空間，新買家遂便決定以$338萬 (自由市場價) 購入止址作自住之用，以實用面積計算呎價為$6,190元，屬稍低市價成交。
