美聯物業將軍澳調景嶺站分行助理聯席董事張國峰表示,樓價近月大幅回調,吸引用家把握機會換樓,帶動將軍澳海翩滙本月暫錄約3宗交投,較10月全月僅有1宗成交大增。而該行新近促成海翩滙3房套交投,上述成交單位為海翩滙5座中層H室,屬於3房套連儲物室間隔,實用面積773方呎,業主最初10月份開價$1,400萬放盤,面對市場成交價下滑,亦有相應調整叫價,11月中已下調叫價至$1,299萬,近日獲買家還價,最終累減$132萬或逾9%,以$1,268萬成交,折合實用呎價$16,404。
資料顯示,原業主於2016年9月以$1,049.3萬購入上述單位,持貨超過6年,帳面獲利$218.7萬,單位升值2成。
