將軍澳新都城B層單號車位以$95.5萬成交 貶值達39%

世紀21物業 - 魏仕良經理表示,近期將軍澳的新都城、慧安園以至富康花園均錄得車位交易,而這些車位最終都以蝕讓價格離場。最新成交的是新都城三期「都會豪庭」B層的一個單號車位,剛以$95.5萬成交,相比去年三月的放盤價$120萬,累計減價$24.5萬,減幅達20%。原業主於2022年4月以$159萬購入該車位,至今以$95.5萬沽出,帳面蝕讓$63.5萬,期間貶值達39%。

魏仕良進一步指出,將軍澳慧安園車場二樓的一個雙號車位,亦剛以$85萬沽出,業主於今年一月放盤時的叫價為$118萬,累計減價$33萬,減幅達27%。原業主於2019年以$133萬購入此車位,至今帳面蝕讓$48萬,物業在6年間貶值達36%。此外,在同區的富康花園,二樓的一個雙號車位亦以$87萬成交,較去年十月的叫價$100萬累減$13萬,減幅13%。原業主於2020年以$114萬購入該車位,目前帳面蝕讓$27萬,物業在5年間貶值23%。
