筍盤盤源減少，買家加快入市步伐。美聯物業將軍澳蔚藍灣畔分行首席高級營業經理黃家迎表示，該行新近促成新寶城三房交投，獲用家以$810萬購入，同戶型單位做價較約2個月前升逾5%。
黃家迎表示，上述成交單位為新寶城4座中層C室，實用面積561呎，屬於3房間隔，新近獲用家以$810萬承接，折合實用呎價$14,438。他補充，新寶城於12月曾錄得相同面積單位的交投，當時成交價僅$770萬，即做價於約2個月時間升逾5%；而屋苑近期錄得的三房交投均已重上「8球」水平，反映市場氣氛向好，業主議價空間亦普遍收窄，筍盤選擇減少。
資料顯示，原業主於2015年5月以$638萬購入上述單位，持貨接近8年時間，帳面獲利$172萬，單位升值約27%。
