將軍澳新寶城4座中層3房戶 $810萬獲用家購入

筍盤盤源減少,買家加快入市步伐。美聯物業將軍澳蔚藍灣畔分行首席高級營業經理黃家迎表示,該行新近促成新寶城三房交投,獲用家以$810萬購入,同戶型單位做價較約2個月前升逾5%。 

黃家迎表示,上述成交單位為新寶城4座中層C室,實用面積561呎,屬於3房間隔,新近獲用家以$810萬承接,折合實用呎價$14,438。他補充,新寶城於12月曾錄得相同面積單位的交投,當時成交價僅$770萬,即做價於約2個月時間升逾5%;而屋苑近期錄得的三房交投均已重上「8球」水平,反映市場氣氛向好,業主議價空間亦普遍收窄,筍盤選擇減少。

資料顯示,原業主於2015年5月以$638萬購入上述單位,持貨接近8年時間,帳面獲利$172萬,單位升值約27%。
