宏景花園一籃子舖位3.2億放售

近日本港零售市道不景,促使核心區地舖租金受壓。但民生地段居民消費力未受影響,因此這些區域的商用物業更受實力投資者追捧。美聯旺舖區域營業董事蔡良其表示,該行獲業主委託出售鑽石山斧山道185號宏景花園一籃子街舖及商場舖位連356個私家車車位事宜。

物業商舖部分位於宏景花園商業/停車場大廈地下、一樓及屋苑三至五座地下,總樓面面積約20,227方呎。業主現時意向以約3.2億元放售一籃子物業及356個車位。扣除各項雜費後,商舖及車位每月租金收入約106萬元,租金回報料可達4厘。

翻查附近商場物業買賣記錄,牛池灣瓊東街8號嘉峰臺商場面積共約30,705方呎,於去年2月份以約1.75億元成交,折合每方呎造價約5,699元。黃大仙睦鄰街8號現崇山商場面積約12.6萬方呎,於2014年8月以約13.8億元易手,折合每方呎成交價約10,952元。
