天祐苑呎價連環「破7」

香港文匯報訊（記者　蘇洪鏘）細價樓繼續「架勢」攀升，天水圍天祐苑近日連環破頂，呎價均衝破7,000元，中原王樹明表示，該屋苑B座中層6號室，實用面積438方呎，於自由市場以315萬元易手，折合呎價7,192元。不過該紀錄旋即被另一交易打破，昨日市場消息指，A座中層14號室，實用面積438方呎，以325萬元易手，折合呎價高達7,420元。

在其他地區，沙田第一城再錄高價成交，中原黎浚宇表示，該屋苑38座高層F室易手，實用面積284方呎，以420萬元易手，實用平均呎價14,789元，僅僅低於本月初錄得的15,669元的紀錄。

至於同區沙田中心則錄新高成交。美聯物業郭敬嚴表示，該行於農曆新年期間促成一宗沙田中心安寧大廈中層C室成交，造價約475萬元，創屋苑同類新高價，孝順買家不惜高價承接，特意購入供母親居住。單位實用面積347方呎，望內園景，按成交價計，折合呎價約為13,689元，創屋苑同類新高。原業主轉售賬面獲利約300萬元，物業升值約1.7倍。

香港仔中心傳破頂

另有市場消息指，老牌屋苑香港仔中心新近沽出Q座高層1室，作價895萬元，實用面積約664方呎，折合呎價13,479元，創下屋苑呎價新高。
