中原地產大埔中心高級分區營業經理黃達雄表示，日前促成大埔居屋明雅苑新近錄B座中層10室，單位實用面積394平方呎，建築面積534平方呎，2房間隔，開價約$1.3萬，議價後以$1.2萬租出，實用面積平均呎租$30.5。

據了解，新租客為家庭客，本租住村屋，見單位交通較為方便，租金亦合理，即決定租入上述單位自用。據了解，業主於2019年以$490萬購入單位，是次租出單位可享約2.9厘租金回報。
