香港文匯報訊（記者梁悅琴）政府在大澳低價推居屋，業界認為對當地樓市無大影響。美聯物業東涌區域聯席董事周志忠表示，由於大澳區內以公屋為主，並無私人住宅，或以原居民的村屋為主，甚少成交，區內只有一個居屋屋苑龍軒苑，交投亦屬零星，因此他相信今次房委會低價推大澳居屋，對區內樓市影響不大。

翻查資料顯示，區內唯一一個居屋屋苑龍軒苑，位於大澳道80號，於1999年9月入伙，最新的成交要追溯至今年1月初註冊(去年12月底簽約)，當中鱗軒閣 (B座) 地下2室，實用面積421方呎，以自由市場價148萬元易手，再上一宗成交為去年4月底註冊的鱗軒閣 (B座) ， 4樓4室，實用面積418方呎，以自由市場價170萬元易手，創出該屋苑新高售價。

由於龍軒苑只有40伙，前年政府公布於去年開始每年推出5,000個白表申請，龍軒苑亦一度「熱燒」起來，當時有拍賣行推出龍軒苑A座錦軒閣低層5號室，面積508方呎，已經補地價，可於市場上自由轉讓，開價僅50多萬元，吸引用家及投資者出價搶奪，經過逾20口激烈承價，最終被搶高至95萬元成交，高市價逾30%。該業主於99年10月以25.88萬元購入，持貨13年，升價69.1萬元，升值2.67倍。
