美聯物業-鍾家豪經理表示，成交單位為荃灣錦豐園1座中層H室，實用面積為340平方呎，屬2房間隔。據悉，單位原屬業主自住，由於換大單位故將單位放租，不足一日即獲國內學生以年繳$16.8萬承租，實用面積平均呎租約$41，創屋苑及荃景圍新高。

資料顯示，業主於2022年以約$475萬購入單位，以是次租值計，租賃回報約3.5厘。
