胡善恆補充，買家為本地人士，購入單位予家人自住，鍾情屋苑位於港鐵啟德站上蓋，樓齡新，睇樓後24小時內即拍板成交。原業主於2024年10月以約$744萬購入該物業，持貨約10個月，是次轉手帳面獲利約$96萬，或約13%。
