商舖摩貨15個月新高

香港文匯報訊 中原地產研究部高級聯席董事黃良昇指出,4月商舖「摩貨」買賣合約登記錄得172宗,創去年1月錄得215宗後15個月新高,遠高於3月零宗登記;金額登記總值4.43億元,創去年3月錄得8.03億元後13個月新高。

元朗又一新城是上月商舖「摩貨」買賣合約登記焦點,錄得146宗,總值3.51億元,分別佔整體商舖「摩貨」量額84.9%及26.2%。另一方面,荃灣海壩街荃立方4月錄得24宗商舖「摩貨」登記,總值8.44億元。而荃灣大河道地皇廣場則錄2宗商舖「摩貨」登記,總值7.44億元。

據了解,4月最高登記金額的三宗商舖「摩貨」登記個案均位於荃立方,分別價值561萬元、521萬元及504萬元。

禮頓道地舖呎價2.5萬

另一方面,美聯旺舖伍賢明表示,本行剛促成銅鑼灣禮頓道106至126號禮信大廈地下21號舖成交,物業面積約380方呎,連租約以950萬元易手,呎價約25,000元。舖位現由小食店以每月租金1.3萬元租用,租金回報近2厘。
