商廈註冊增逾倍

美聯工商舖資料研究部綜合土地註冊處資料顯示,本港4月共錄得337宗商廈買賣註冊,不但按月勁升108%,亦為自2012年11月以後最旺,註冊金額約51.61億元,按月亦大增94%。

億元個案倍增至10宗

4月商廈買賣註冊宗數及金額大增,當中174宗屬九龍灣工廈活化商廈項目創豪坊,涉資約10.94億元,分別佔上月商廈註冊宗數及金額約51.6%及21.2%,乃推高交投之原因之一。此外,期內逾億元的商廈買賣註冊,共錄得10宗,涉資約18.42億元,按月分別大增1倍及96.5%,亦為商廈註冊數字表現理想的因素。當中,金鐘美國銀行中心13樓全層,以4.65億元易手;而中環皇后大道中九號1401至02室,亦以約1.46億元成交。

此外,上月反映甲乙廈租售價走勢的三大指數,亦齊創歷史新高,反映市場氣氛暢旺。其中,上月美聯商業指標甲廈售價指數(MCAI)報290點,按月再升1.8%,以連升11個月之勢,創下有紀錄以來的歷史新高。至於美聯商業指標乙廈售價指數(MCBI)報311點,按月升0.6%,為連升第8個月,創歷史新高。此外,美聯商業指標甲廈租金指數(MCARI)也破頂,上月報169點,按月升約1.8%。
