世紀21日昇地產聯席董事蔡嘉駿表示,最新成交是北角英皇道民眾大廈高層C室,單位實用面積約614平方呎,單位兩房兩廳間隔,向南面眺望山景,最終成交價$570萬,實用呎價低見$9,283,售價跌穿9年前購入價。
蔡嘉駿補充,據悉單位原業主初時叫價達$860萬,最新減價至$570萬售出,大幅減價$290萬成交,減幅達33.7%,原業主早於2013年3月以$630萬購入上址,持貨9年帳面損失$60萬,帳面蝕讓10%,連同其他轉售成本,估計實際損失近$100萬。
