中原地產研究部高級聯席董事黃良昇指出，2016年11月政府為樓市加辣，樓市買賣量急跌，推低樓按的需求。今年2月登記二手私人住宅按揭宗數下跌二成，近五個月新低。他預期今年3月份的數字持續低迷，進入第二季後才會改善。
2月登記私人住宅現樓按揭5,477宗。扣除入伙項目承造按揭及一手現樓新盤，如峻瀅二期及帝景灣等。估計二手私人住宅現樓按揭4,400宗，較上月的5,500宗，減少1,100宗，下跌20%。數字反映去年11月樓市加辣後，二手樓市買賣急跌，推低樓按需求。2月登記樓花按揭844宗，按月下跌45%。登記量較多的項目有隻隻寓和啟德1號一期。
