創業街9號翻新呎租料增25%

香港文匯報訊（記者蘇洪鏘）東九龍發展迅速，投資機構乘勢為區內資產增值以提高回報率。泓富產業信託(0808)今年初購入之觀塘創業街9號物業，現正進行多項翻新工程，預計盡快在明年4月前完成，目標呎租擬由目前約20元提升至25元，增幅25%。

泓富今年初宣布斥資約10.1億元，收購和黃(0013)觀塘創業街9號全幢商廈，自3月起進行資產增值工程。泓富行政總裁黃麗虹表示，工程涉資約2,000萬元，包括大堂、外牆翻新及設置天台花園等，目前已完成其中7層翻新部分，預計在明年4月前完工。

黃麗虹續指，有賴增值工程，該廈目前每呎租金約20元，較購入前的呎租16元至18元為高，預計在完成翻新工程後，目標呎租可達22元至25元。

潮流工貿中心研活化

被問到會否將旗下荔枝角潮流工貿中心申請活化，黃麗虹稱集團仍在研究中，但未正式申請。她又引述數據指，以觀塘工廈呎價4,000餘元比較，荔枝角項目在免補地價下呎價約3,000餘元，相當吸引，如涉及技術不難，集團都會有興趣在明年前入紙。
