美聯物業元朗 - YOHO MALL分行首席高級營業經理蔡沚錡表示，二手減價潮持續，部分準買家出動睇樓搏撈底，該行最新促成區內客斥$450萬購元朗御景園468實呎戶。

蔡沚錡表示，成交單位為元朗御景園2座低層F室，實用面積468平方呎，屬兩房間隔。據悉，單位早前以$468萬放售，近月有見二手放盤減價持續，獲區內客議價$18萬，以$450萬承接，實用呎價約$9,615。

原業主1997年以$281.6萬購入單位，持貨26年，帳面升值$168.4萬。
