美聯物業元朗形點分行助理聯席董事陳鋒表示，有見樓市交投增多，部分觀望客亦紛出動，該行最新錄得外區客由於睇好未來北環線發展，故斥$952萬承接元朗山水盈928實呎戶，原業主持貨4年，帳面蝕逾「1球」。

陳鋒表示，成交單位為山水盈3座低層A單位，實用面積約928平方呎，屬3房套連工人套設計。據悉，單位早前以$1,180萬放售，獲外區用家洽購，鐘情屋苑環境清幽，及看好未來北環線發展，故議價後以$952萬承接單位，實用呎價約$10,259。

資料顯示，原業主於2020年以$1,088.1萬購入單位。
