如果抱怨近期新盤「發水」，落戶鴨脷洲大街實係另一選擇。區內地皮幾近飽和，僅有一兩處地盤動工，大型樓盤僅有悅海華庭，其餘多為不高過10層的唐樓，亦有數棟20層樓以上的大廈，平均樓齡有廿年以上。

悅海華庭1998年入伙，屬於政府推出的「夾心階層住屋計劃」屋苑，性質與居屋類似，而申請買樓者多為中產。屋苑擁避風塘內港海景，共有3座樓，落戶近千個單位。翻查中原網頁，項目現時放盤僅有三個，平均實用呎價11,400元，稍稍低過附近藍籌屋苑海怡半島平均呎價約3%。

鴨脷洲中心公園配套

區內另一伙數較多單位為鴨脷洲中心，兩座合共提供約350個單位。近期有一放盤，單位實用面積322方呎，呎價11,490元，作價約370萬元。雖然該盤臨近利枝道，對正一巴士站，但該區車流疏落，噪音影響有限，而數步之隔有公園配套，環境亦算宜人。不過，缺點是樓齡較舊，有逾30年。
