供應二手主導 臨海呎價萬一

如果抱怨近期新盤「發水」,落戶鴨脷洲大街實係另一選擇。區內地皮幾近飽和,僅有一兩處地盤動工,大型樓盤僅有悅海華庭,其餘多為不高過10層的唐樓,亦有數棟20層樓以上的大廈,平均樓齡有廿年以上。

悅海華庭1998年入伙,屬於政府推出的「夾心階層住屋計劃」屋苑,性質與居屋類似,而申請買樓者多為中產。屋苑擁避風塘內港海景,共有3座樓,落戶近千個單位。翻查中原網頁,項目現時放盤僅有三個,平均實用呎價11,400元,稍稍低過附近藍籌屋苑海怡半島平均呎價約3%。

鴨脷洲中心公園配套

區內另一伙數較多單位為鴨脷洲中心,兩座合共提供約350個單位。近期有一放盤,單位實用面積322方呎,呎價11,490元,作價約370萬元。雖然該盤臨近利枝道,對正一巴士站,但該區車流疏落,噪音影響有限,而數步之隔有公園配套,環境亦算宜人。不過,缺點是樓齡較舊,有逾30年。
