何文田山畔首宗二手即見紅

手個案,紅磡半新盤何文田山畔錄得首宗二手即「見紅」,而上水亦有洋房業主實蝕300多萬元離場。

據土地註冊處資料,何文田山畔1座低層D室,面積372方呎,上月以862萬元登記易主,折合呎價23,172元。原業主2016年10月以約860.75萬元一手買入,迄今轉手賬面僅賺1.25萬元,不過由於持貨不足3年,料須付樓價10%之額外印花稅SSD、涉及稅款約86.2萬元,倘再計及其他使費,賣方合共損手逾100萬元。

消息指,上水ST. ANDREW S PLACE新錄近兩年來首宗成交,涉及BELGRAVIA單號B型洋房,面積3,945方呎,樓高3層,備有4,074方呎花園,新近以6,000萬元易主,折合呎價15,209元。

上水洋房實蝕300萬

原業主於2007年以6,088萬元一手買入,賬面已蝕88萬元,倘計及佣金、釐印等使費,料合共需蝕手300多萬元。

另一邊廂,中小型物業繼續備受追捧,消息指大圍金獅花園金豐閣極低層6室,面積260方呎,以448萬元成交,折合呎價高達17,231元,創屋苑呎價歷史新高。
