佐敦兩地舖求售 減價至少2成

力衝突持續5個月,訪港旅客大減,港人消費意慾下降,零售及餐飲業生意大受打擊,連累舖位買賣市場偏淡,價格持續調低才可吸引買家入市。近日佐敦區有舖位要減價兩成或以上放售。

皆連租約放售

物業位於佐敦吳松街57號地下,面積約700平方呎,另有約700平方呎自建閣樓,業主之前叫價約4,300萬元,至早前有感市道轉淡,遂先後調低叫價,累積減幅約25%,現以約3,200萬元放售。中原(工商舖)商舖部市務經理李世基表示,物業現由髮型用品店租用,月租約8.3萬元,租期至2020年4月,業主減價後,租金回報達3厘,期望可吸引投資者洽購。

同區位處佐敦道40至44A號聯德大廈地下C號舖,面積約650平方呎,早前叫價約4,800萬元,最新調整至3,800萬元,即下調約20%。李世基表示,舖位同樣連租約放售,現租客經營食肆,月租約8萬元,租期會於2020年底屆滿,租金回報約2.5厘。
