今年公屋市場出現不少新晉「樓王」,令「公屋王」排名多次洗牌。值得留意,這些「樓王」都有共通點:具有位處市區的地利,不少公屋建於鐵路沿線、又或即將開通鐵路途經的周邊位置,周邊商場及社區設施完善。地產界「Location、Location、Location」之說,可套用於公屋買賣市場中無誤。

鄰近鐵路帶動樓價飆升

以包辦公屋最高造價三甲的大圍顯徑邨為例,隨着沙中線即將開通,以該邨命名的鐵路站毗鄰而建,縱然距離沙中線啟用還有至少一年,但鐵路效應足以帶動樓價。至於多次衝擊呎價及造價新高的將軍澳景林邨,則位處將軍澳線末端的寶琳站。

鐵路效應亦已見於南港島線開通前後,令鴨脷洲利東邨破頂不斷,今年初利南道地皮更以天價逾168億元標出,為區內樓價火乘風勢。對岸的香港仔華貴邨,縱而鐵路未至,不過屋邨已建立完善巴士及小巴路線,加上臨海而築,與毗鄰豪盤貝沙灣同享無阻隔海景,成屋邨先天優勢。

商場翻新增值便利居民

黃大仙是公屋大區,區內鳳德邨、黃大仙下邨、竹園北邨、東頭邨等,近年亦先後創出造價及呎價紀錄。除了受惠於鐵路沿線外,區內公屋商場翻新增值亦為公屋帶來利好。
