The global economy has slowed down but it does not hinder Hong Kong new property sales. Henderson's five new projects have sold 425 houses since March, cashing in about HKD 2.54 billion. Hung Hom The Vantage in the same series additional launched again 56 houses yesterday, at discounted average sq ft price of HKD 23,517, and the discounted lowest price for 196 sq ft home is HKD 4.252 million. And Henderson Chairman Lee Shau Kee’s private property The Consonance in North Point makes a price today.
According to the price list, Hung Hom The Vantage additional launched 56 houses in usable areas of 189 to 276 square feet yesterday, at sale prices from HKD 4.622 million to HKD 7.45 million, with the average sq ft price at HKD 25,563, and the discounted prices are from HKD 4.252 million to HKD 6.854 million with the discounted average sq ft price at HKD 23,517 after the highest discount of 8%, which is 3.4% lower compared to the discounted average sq ft price of HKD 24,352 in the previous price list that was announced in the middle of this month, but it is 17.7% higher than the discounted average sq ft price of HKD 19,976 in the first price list that was announced in the end of last month. These 56 houses will be put on sale this Friday.
The sq ft price of Reach Summit in Yuen Long is up to HKD 19,200.
The Vantage had sold 335 houses since the sales started on March 9 until yesterday, cashing in about HKD 2 billion, with the average sq ft prices at about HKD 21,123, the deputy sales department (1) general manager of Henderson, Lin Damin expressed. Room B8 on 28th floor has both the highest transaction price and the highest sq ft price, at respectively of about HKD 11 million and HKD 25,877.
Projects in same series such as Novum West in Sai Ying Pun, Novum East in Quarry Bay, Novum Point in North Point, and Reach Summit in Yuen Long developed with New World have sold 90 houses since the March, cashing in more than HKD 540 million.
Lin Damin expressed, Reach Summit has sold 58 houses since March, with the average transaction sq ft price at about HKD 16,754. Room C on 27th floor of block 2 among was at transaction price of about HKD 6.28 million, to be the latest peak in the project; While room K on 27th floor of block 1 was at transaction sq ft price of HKD 19,213, being the latest highest sq ft price of the project.
The application for more than 50 houses in the first price list will start tomorrow.
The Consonance in North Point will make prices and open sample flats for public visiting today at the soonest, at least 50 houses in the first price list, also high percentage mortgage will be provided, then in tomorrow application will start, and it is estimated the sales will start in the middle of next week, the the deputy sales department (2) general manager of Henderson, Han Jiahui expressed. The management fee is about HKD 4.56 per sq ft, and there are 9 facilities in the clubhouse, including indoor and outdoor fitness room, vertical planting wall, Skylight Dome and so on.
The Consonance has 216 houses mainly are one-bedroom. The developer has two placements of one-room flat under hand over standard in the sales office, one among that based on room B on the 28th floor in usable area of 270 sq ft joining with terrace in 22 sq ft is designed by sliding door, making inhabitant can fully connect the bedroom and living room by pushing the sliding door to the side to increase the sense of space. This type of houses with design of sliding door in bedroom are one-bedroom flats located in room B and C, totally 48 units, and they use open kitchen design including folded table surface.
Victoria Harbour sold two-bedroom house at more than 23.44 million, to be the latest peak in Island East.
New projects in North Point recorded transactions in succession before the pricing of The Consonance. Sun Hung Kai sold room C on 17th floor in block 5A of Victoria Harbour, which is two-bedroom in usable area of 524 sq ft, at transaction price of HKD 23.4414 million, with the sq ft price at HKD 44,735, and it is estimated the transaction price is the latest peak among two-bedroom houses in Island East.
New World sold one-bedroom house of Fleur Pavilia in North Point at HKD 14.04 million, which is room C on 11th floor in block 3 in usable area of 519 sq ft and at sq ft price of HKD 27,052.
China Metallurgical Group’s L’AQUATIQUE in Tsing Lung Tau, Tsuen Wan will put on sale 72 houses this Friday, 43 among will be on sale publicly while the remaining 29 will be launched by bidding day by day from this Friday until 30th June.
LP6 sold 27 houses on one single day, a project which has sold more than 2000 houses.
Nanfeng's LOHAS Park LP6 in Tseung Kwan O sold 27 houses yesterday, and it has sold 2,027 houses. Yesterday, room C on 62nd floor of block 3 has the highest sq ft price, which is in usable area of 425 sq ft, and the transaction price was HKD 8.245 million, with the sq ft price at HKD 19,400.
Lai Sun Development’s ALTO RESIDENCES in Tseung Kwan O sold house 12 at HKD 53.76 million with the sq ft price at HKD 24,194, and it is a house in usable area of 2,222 sq ft joining with garden in 525 sq ft and terrace in 673 sq ft.
