The usable sq ft price of unit in Taikoo Shing was nearly up to HKD 25,000

The supply of properties are getting less in the market. Buyers’ panic buying made many new highest records appeared in second hand property market. Source told, top floor duplex unit in Maple Mansion , Taikoo Shing sold at cover area sq ft price up to HKD 19,113 and the usable area sq ft price was up to HKD 24,630 which nearly up to HKD 25,000. It made new highest record of cover area sq ft price in same type of units. As for The Dynasty and Chelsea Court in Tsuen Wan, also Monte Vista and Ma On Shan Centre in Ma On Shan, all had cases at new highest sq ft price. Market source told, the cover area and usable area of top floor duplex unit in Maple Mansion , Taikoo Shing are separately 1,308 sq ft and 1,015 sq ft. It connects with terrace which in 802 sq ft and in layout of 3 rooms and 1 suite. The sale price was HKD 25 million with the usable area sq ft price at HKD 24,630 and cover area sq ft price at HKD 19,113. The cover area sq ft price is the highest in history of the same type units. The original owner bough the unit at HKD 8.85 million in July 2004 and earned book profit about HKD 16.15 million from the reselling. The unit appreciated about 1.82 times. The cover area and the usable area of room C, high floor, building 2, The Dynasty, Tsuen Wan are separately about 972 sq ft and about 728 sq ft. It is in 3 rooms. Liang Xiao-yang from Midland expressed, the sold price was HKD 10.28 million with the cover area sq ft price at HKD 10,576 and the usable area sq ft price at HKD 14,121. The sq ft price is the new highest in history during same type of units of the project. The original owner bought the unit in 2009 and earned the book profit of HKD 3.498 million. Seller in Chelsea Court went back on the old price and increased HKD 100,000 which made the price be the new highest. “ Small cost units” in same district also being grabbed. The original owner of room E, super high floor, Tower West, Chelsea Court, Tsuen Wan went back to the old price and increased HKD 100,000 only after putting on sale the unit. The unit finally sold at new highest sq ft price. Qiu Han-wei from Centaline expressed, the cover area and usable area of the unit are 613 sq ft and 454 sq ft. The deal price was HKD 5.3 million with cover area sq ft price at HKD 8,646 which is the new highest sq ft price in floor units of the project. The usable area sq ft price was about HKD 11,674. The original owner bought the unit at HKD 3.05 million in 2005 and earned the book profit of HKD 2.25 million. There were also many new highest prices appeared in projects of Ma On Shan. Room A, high floor, building 10, Monte Vista sold at HKD 5.95 million. The cover area and the usable area of it are separately 897 sq ft and 696 sq ft. It is in layout of 3 rooms 3 suites. Xu Qiu-wei from Century 21 expressed, the cover area sq ft price and usable area sq ft price of the unit separately HKD 6,633 and HKD 8,549 making the new highest record in same type of units of the project. The original owner bought the unit in 2000 and earned book profit of HKD 2.53 million. As for room G, high floor, building 3, Ma On Shan Centre, Zhao Yong-xin from Century 21 expressed, the cover area and usable area of it are separately 516 sq ft and 381 sq ft. It is in layout of 2 rooms. The deal price was HKD 3.96 million with the cover area sq ft price at HKD 7,674 and the usable area sq ft price at HKD 10,394. The price is the new highest in same type of units of the project. The original owner bought the unit in 2007 and earned book profit of HKD 2.35 million. Owner of “1997 hold up unit” in Classical Gardens lost HKD 470,000. However, there were still some cases in the market lost money. Li Luo-zhang from Century 21 Pak Yu property expressed, they just promoted a trading of room E, middle floor, building 21, Classical Gardens, Tai Po. The cover area of the unit is 1,155 sq ft and the usable area is 922 sq ft. It is in 3 rooms with worker room and in southeast direction. The cover area sq ft price and usable area sq ft price were separately HKD 5,437 and HKD 6,811 if calculated base on the deal price was HKD 6.28 million. It was 5% lower than market price. This unit was immediately bought by renter from other district when visiting. Since the owner was not in local place, so the agent personally sent the down payment to Australia where is the owner’s location and promoted the trading. The original owner lost book profit of HKD 470,000 which in lost range of 7% if calculated the purchasing price was HKD 6.75 million in 1997.
