It has’t been a long time since new strict measure launched. And mortgage interest of new house rose recently. Real estate industry insider expressed, the situation made property trading sharply frozen. Buyers are more careful on buying house. More and more buying change into renting. Renting is even popular with mainland customers and Japanese customers. The rent of unit in Whampoa Garden sharply rose 3.5 times. Wu Zhao-ji from Midland pointed out, new strict measure and mortgage interest of new house rising made the price of some units falling. The price of unit in Taikoo Shing fell by 5% to 10%. One mainland tenant just rented the room C, high floor, Shun An Ge, Taikoo Shing of which the usable area is about 580 sq ft at about HKD 22,000. The usable area sq ft rent of the unit is about HKD 37.9. The owner bought the above unit at about HKD 2.3 million in December 2000. Even there are tenants in Whampoa Garden but the actual quantity of flat visiting customers is less. Hong Zhi-jie from Ricacorp Properties expressed, currently the new house market leads the wholly market. Plus with the price of new house is at the market level. So the new house market successfully took the customers of second hand property market away. It is estimated that renting market will be the lead of the market in next half of month. Currently the accumulatively renting volume in market is 18 cases by record. It sharply rose 3.5 times compare with the quantity in same period last month. It is estimated that there will be 35 cases of renting in the whole month. Japanese Customer rented a unit in Harbour Place at monthly rent of HKD 20,000. Chen Shao-mei from Hong Kong Properties pointed, a unit of Harbour Place in Hung Hom of which the usable area is 589 sq ft rented by a Japanese Customer at monthly rent of HKD 20,000. The usable area sq ft rent is nearly HKD 34 for month. The owner bought this unit at about HKD 6.69 million in December 2012. The rental yield is nearly 3.6%. In addition, Wu Jin-ji from Centaline Property expressed, room E, middle floor, building 8, The Wings I in Tseung Kwan of which the usable area is 617 sq ft just rented at monthly rent of HKD 19,700. The usable area sq ft rent is HKD 32 for month. The owner bought this unit at HKD 5.97 million in November 2011. The rental yield is up to 4%. Fu De-qiang from the company expressed, room D, low floor, building 5B of Oceanaire in Ma On Shan of which the usable area is 736 sq ft rented at HKD 16,300. The layout of this unit is 3 rooms including suite. The owner bought the unit from Cheung Kong at HKD 4.859 million in October 2010. The rental yield is about 4%. Lin Zheng-sheng from Midland also pointed that the renting market in Tseung Kwan is hot. The latest unit being rented in record is room D, middle floor, building 1, phase 1 of Metro City. The usable area of it is about 420 sq ft and it is in layout of 2 rooms. The monthly rent income is about HKD 13,000 and the usable area sq ft rent is about HKD 31 for month. The owner bought this unit at about HKD 4.1 million in November last year.
