辣招推高租金

金管局再度推出第7輪輪逆周期措施,進一步收緊按揭監管,出招影響立竿見影,整體樓市即時急凍。筆者認為,政府今次出招正正打擊市場最有需求的「用家」及「換樓客」,由於銀行借貸相對調低,部份準買家因首期資金緊絀而大失預算,最終要放棄入市念頭,並採取轉買為租策略,即時令到租務市場突然升溫,由於租盤急速被市場承接,導致部份屋苑的盤源萎縮,預期租金有機會延續升勢。
  自上周辣招出台後,市場的睇樓量及交投量明顯減少,事實上,新辣招對買家有一定心理影響,而且部份準買家在於首期資金緊絀,最終放棄入市的念頭,雖然有小部分業主率先減價離場,但大部分仍持觀望。

  筆者認為,今次加辣,無疑可令近期熾熱的細價樓樓價於短期內作調整,但從政府過往多次出招的經驗,長遠而言,待市場適應後,加上供應難以跟上,樓價均再次穩步上揚。

  而且今次出招後,整體觀望氣氛濃厚,更有不少買家採取轉買為租的策略,在租


務市場活躍下,盤源亦會相對減少,亦同時谷高了不少屋苑的租金,而事實上,據差餉物業估價署最新公布數據顯示,1月整體私人住宅租金指數2月報167點,按月升0.66%,更連升11個月,再創新高。試問在租金有支持之下,樓價又何來會下調呢!
