Relaunch by new property sales ordinance,transaction of $20,364HKD psf
HongKong WunWeiPo(reporter Leung YuiCum)The Avery, under development of SINO LAND,relaunched its sales under the new first-hand residential property sales ordinance yesterday,they relaunched the last 21 flats in an original price,on the first day of sale, one deal was recorded. The developer have uploaded this transaction on the web page of the register of transactions of first-hand residential property sales ordinance on yesterday 6:30pm.Some unsold flats which located in the first period of Providence Bay in TaiPo will upload a brand new sales brochure as early as this month.
Sino Land associate director Victor Tin Siu-yuen said that The Avery which relaunched its sales under the new first-hand residential property sales ordinance yesterday was in a good ordered,the sale of flats started with a first-come-first-served basis at 12:00pm,a prospective buyer come on time,and that HongKong buyer's payment to the construction period price $4.582 million HKD,the unit was located in Flat D,22 Floor, sizing 225 sq ft in usable area,priced at an average of HK$20,044 psf,included in the gift of Land and Sino Club 3% discount in total,the discounted price was $4.4445 million HKD,$19,753 HKD per sellable square foot.
Discounts deducted up to 8%
He said,The Avery uploaded and sent the new price list of the last 21 falts in friday's night,the salable area from 225ft. to 316ft. ,an average of $20,044HKD psf,ranging from $ 16,949 to $ 26,361 HKD per Salable area of feet.There are 18 standard units and 3 special units of the roof or platform in the new price list.Net of that 60-day cash discount for payment(5%), 'Pressent of buying flats'(2%),Sino Club(1%),there are 8% discounts in total.
Tin Siu-yuen also said that, under the new ordinance,the
developer,estate agents and buyers need time to adapt it,in the case of The Avery ,the trading's solution time of each transactions is about 45 mins,there are total 15 mins longer than the trading's solution time of the transactions which deal with the old legislation before.The Avery was first introduced in February this year,it sold out about 70% of this project,57 flats in total before the validation of the new first-hand residential property sales ordinance.
Providence Bay will be the next project going back on the market
He said, under the new ordinance,Sino Group will update all the sales brochures,price list and informations of demonstration Units of the unsold flats,they will upload and distribute the latest sales brochures as soon as this month.Among of all,because of the first period of Providence Bay remains about 200 unsold flats,so it have the oppotunity to distribute the sales brochures first.Due to the fact that some unsold flats were speeded up by the implementation of sales before the entry into force of the new legislation,so all the units of Central Park in Tai Kok Tsui,Park Avenue and The Waterside are sold out finally
He expressed,the project of Sino Land planned to sale 3 new housings on the market in this year,it will provide about 673 flats in
total,including The Avenue in Wanchai(181 Flats),Park Metropolitan in
KwunTong(299 Flats) and The Graces in Taipo(193 Flats) which are in a copartnership with the URA.
