Kerry Properties’ low-density luxury development Mont Verra in Kowloon Tong today sold a top-floor, whole-floor linked residence (with furnishings) on the seventh floor of Block 5, for HK$580 million by tender. The unit is about 8,444 sq ft, plus a 5,550 sq ft rooftop and a 1,265 sq ft terrace, and includes two residential parking spaces. The transaction works out to about HK$68,688 per sq ft.
The sold unit is arranged as five en-suite bedrooms plus four maid’s rooms. With this sale, all the project’s top-floor, whole-floor signature residences have been sold, reflecting strong market demand for both views and design of these premium units and signalling continued strength in the super-luxury segment.
So far the project has sold 40 units, with total sales exceeding HK$12.8 billion and an average achieved price of around HK$60,000 per sq ft.
Mont Verra comprises five residential towers and three mansion villas, offering only six subdivided grand residences and three villa houses. The subdivided residences range from about 3,466 to 8,583 sq ft, covering standard flats, garden residences and rooftop penthouse-style linked homes. The three rare villas measure between 11,382 and 11,692 sq ft, each with more than 10,000 sq ft of front and rear gardens, outdoor swimming pool, private lift and a private garage.
