Sun Hung Kai Properties (SHKP) has confirmed that 241 units from Phase 1B of its Sierra Sea residential project will go on sale this Saturday (May 24), with 216 units available through price lists and 25 units offered via tender. The average discounted price per square foot is HK$12,055. Ticket registration will close tomorrow evening (May 22).
According to Chan Hon-lun, general manager of sales and marketing at SHKP, Saturday will mark the final sales phase for the project.
Chan also shared that approximately 20% of recent buyers for the project are from Hong Kong Island and Kowloon, while the remaining 80% are from the New Territories, including Sha Tin, Sai Kung, and Tai Po, which account for 60% of the total. Approximately 30% of buyers are investors, most of whom are long-term rental property holders.
The 216 units available through price lists on Saturday range from HK$3.259 million to HK$11.022 million after discounts, with per-square-foot prices between HK$9,951 and HK$13,761. The units include one- to three-bedroom layouts, with usable areas ranging from 302 to 807 square feet. The breakdown includes 18 one-bedroom units, 164 two-bedroom units, and 34 three-bedroom units.
The sales process is divided into two groups, Group A and Group B. Buyers in Group AG must purchase at least two units and no more than five. Group A3 buyers are required to purchase a three-bedroom unit with a usable area of 650 square feet or more, while Group B buyers can purchase one to two units.
