New projects’ competing appears when New Year coming. Sun Hung Kai’s「Residence」in Yuen Long has received the sale approval and will offer price next week at the soonest. It will possible be the first project in Chinese Snake Year. Sino’s The Graces in Tai Po will possible be put on sale after Chinese New Year. Sea-view units of it will be firstly launched at intention sq ft price about HKD 23,000.
Zhang Zhuo-min, the the project director (sale) of Sun Hung Kai Agency department expressed yesterday,「Residence」in Yuen Long had earned the sale approval. The project will upload the brochure these few days and will offer the price next week at the soonest. It is not exclude will be put on sale on New Year's Day and will possibly be the first project in Chinese Snake Year.
She said, the project had received more than 5,000 inquiries. The first batch will include 「Supreme Residence」which is 3 rooms unit in building 1 with area of 1,168 sq ft . The sale price will refer to prices of One Regent Place and Yoho Midtown in same district. 「Residence」has two buildings including 352 units. The standard unit cover areas are between 600 sq ft and 1,186 sq ft. There are 2 rooms unit, 3 rooms unit and feature units.
Sino may launch 4 projects in season 1.
In addition, Tian Zhao-yuan, the Associate Director of Sino expressed, The Graces in Tai Po will possibly be put on sale after Chinese New Year. It is estimated that sea-view units will be firstly launched at intention sq ft price about HKD 23,000. There will be 193 units supplied and most are sea-view units. The cover areas of 70% of the units are up to 1,800 sq ft. It is estimated that the projects be launched in this first season include The Graces in Tai Po, The Avery in Kowloon City, Lee Tung Street project in Wan Chai and Yuet Wah Street project in Kwun Tong.
He said, The Corontion in Yau Ma Tei had informed small unit owners occupying the houses. Currently, only sky house in rooms A, 38th floor, building 6 and garden mansion in room A, 1st floor, building 3 left. The intention sq ft price of the sky house among is about HKD 38,000 which challenges the record of new highest sq ft price of the project.
