Unit at small cost launched and the trading of second hand property improved a little. “Four Dragons” in West Kowloon have sold about 9 units by record since this month until now. It is more than 8 units that sold in last month. The trading of City One slightly rose 30% and had 11 cases of trading by record until now.
Ricacorp Properties: The trading of unit in New Territories solely rose.
According to the data from Ricacorp Properties Branch, the whole 50 index housing projects in Hong Kong had 93 cases of trading by record in the past one week (from 8thto 14th April). It rose 13% comparing with 82 cases which made in the week before and was the highest in nearly 7 weeks. If divided by district, 21 index projects in New Territories district had 54 cases of trading in last week by record because many young new buyers buying houses. It rose 29% on year-on-year basis and appeared a trend of “solely rising”. Among, the trading quantity of Tsuen Wan Centre and Park Island also sharply increased 2 times and 1.33 times by week.
Ma Si-li from Centaline Property expressed, the admission fee of unit in Kingswood Villas is less and units which have price cut attracted users to buy. This project had 16 cases of trading in the past weekend by record. Its trading quantity in the two days already more than 14 cases which made in the early days of this month. So the dealing quantity of the whole month sharply increased to 30 cases which closed to 36 cases made in last month. The average cover area sq ft price and the usable area sq ft price were separately HKD 4,360 and HKD 5,660 which fell 4% comparing with last month’s. It attracted many users who chose wait and see after strict measures launched to buy.
Thereinto, room H, middle floor, building 7, Locwood Court of Kingswood Villas of which the cover area is 714 sq ft successful sold after the price cut from HKD 3.4 million to HKD 3.055 million. The decreasing range was up to 10%. In addition, room D, middle floor, building 1, Sherwood Court which was a reserved unit also resold. The buyer resold the unit at HKD 2.93 million after buying at HKD 3.05 million in beginning of March. The price decreased HKD 120,000 than 1 month ago.
The trading quantity in “Four Dragons” of West Kowloon was more than that in last month.
In addition, Ouyang Zhen-bang from Centaline Property expressed, “Four Dragons” of West Kowloon had about 9 cases of trading this month until now. It already exceeded 8 cases which made in last month. Room A, high floor, building 3, Banyan Garden among of which the cover area is 679 sq ft sold at HKD 5.65 million. The cover area sq ft price was HKD 8,321. Qian Yong-jiu from Midland also said, room H, middle floor, building 7 of Liberté of which the cover area is 655 sq ft was accumulatively cut HKD 600,000 by the original owner from the beginning of the year until now. It finally sold at HKD 5.6 million with cover area sq ft price of HKD 8,550.
Wu Yuan-li from Century 21 Qi feng property also said, the trading of City One rose 30% and had 11 cases of trading by record temporarily in this month. Thereinto, room E, high floor, building 19 of which the cover area is 562 sq ft bought by the buyer at HKD 4.46 million which lower 3% than the market price. In addition, Wu Jin-ji from Centaline Property expressed, room C, high floor, building 6, phase 1, Metro City in Tseung Kwan of which the cover area is 505 sq ft was cut HKD 350,000 by the original owner and sold at HKD 3.95 million. The original owner need to pay SSD (Special Stamp Duty) of HKD 197,500. Chen De-wen from Midland expressed, room G, high floor, building 6, Serenity Park in Tai Po was cut HKD 250,000 by the owner and sold at HKD 3.03 million which was lower than the market price. The cover area of it is about 478 sq ft. It need to pay HKD 96,000 of DSD (Double Stamp Duty).
