Each developer actively to put on sale projects taking the advantage of purchasing power back to market after Chinese New Year. Sun Hung Kai's Riva in Yuen Long which largely cut 40% on price had sold out 176 units totally in available taking in more than HKD 1 billion since it opened on 18th February. Lei Ting, the Vice Managing Director of Sun Hung Kai, yesterday expressed the sale of Riva was ideal, so they will additional launched 100 units, which will be put on sale in this week in original price. In other side, Sino's The Graces Providence Bay also announced the latest sale arrangement, and they had uploaded the sixth price list to additional launch 20 units at original price, with prices from about HKD 14.434 million to HKD 39.087 million and usable area sq ft prices from HKD 11,372 to HKD 21,634.
Lei Ting yesterday expressed, the sale of Riva in the past two days was better, and the available 85 units had been sold out. Yesterday, they mostly put on sale large units and feature units, in ideal sale, and more than half have been sold. Until last night, according to the latest sale data of Riva, all available houses which were totally 167 units had been sold out taking in more than HKD 1 billion since it opened on 18th February.
Riva uploaded the price list of the third batch of 121 units last night, with price not changed. And they announced the article 4 and 5 of the sale arrangement, which are start selling 85 floor style units on 28th February and selling 21 feature units since 1st March.
It is estimated the sale price will rise.
Lei Ting pointed, the additional launched units involve many styles of houses with wonderful views. Although the average price of additional launched units is higher than before, but the overall sale price maintained, and the price difference reflects different view. Since the project was promoted with discount in the beginning, so the following units will have rise on price, but it still refer to the market reaction in current sale initial stage.
Chen Hanlin, the Agent Assist General Manager of Sun Hung Kai, expressed more than half of the 20 feature units being put on sale yesterday had been sold, and the sale procedure was smooth, also customers were satisfied with the arrangement. Among over 150 units had been sold, most were sold to local buyers, with half sold to first housing customers and half sold to house changing customers, and some families even bought 2 units once. The units on the third price list will be put on sale in the end of this month, while the sale of units on the fourth price list will according to the market reaction of former ones.
It is known that, Riva had sold out all available 167 units in less than one week since it opened on 18th February. The transaction at the highest sale price occurred in room 11B of building 7 in Ferentino Boulevard which sold at HKD 17.316 million, and the transaction at the peak sq ft price was in garden room A of building 7 in Ferentino Boulevard which sold at sq ft price of HKD 13,186.

At the same time, Sino's The Graces Providence Bay also announced the latest sale arrangement, and they had uploaded the sixth price list to additional launch 20 units at original price, including 8 feature units and 12 standard units; The prices are from about HKD 14.434 million to HKD 39.087 million and usable area sq ft prices are from HKD 1,1372 to HKD 2,1634. The sale arrangement had been uploaded, and the additional launched units will be put on sale on Thursday (27th February). According to market source and data on homepage of The Sales of First-hand Residential Properties Authority, Sino's projects sold 9 units on weekend, Park Metropolitan among sold 6 units; The Avenue in Wan Chai registered 2 transactions, and THE AVERY in 16 Hau Wong Road of Kowloon City had 1 transaction.
