It has been 2 months since the Residential Properties (First-hand Sales) Ordinance (Hereafter refer to the Ordinance) was implemented. Developer started to speed up the procedure of launching and relaunching the projects. Kerry Properties’Bayview in To Kwa Wan had earned the certificate of occupation compliance and uploaded the brochure at last evening.The project will have time to be put on sale as ready flat on next weekend before the holiday for Handover of Hong Kong. And Real Estate Capital Asia Partners’Altro in the second street of Sai Ying Pun also uploaded again the brochure yesterday. There have already 13 projects uploading the brochure until now. 5 projects among had announced or even additional launched the price list. It included totally 373 units. 4 projects are on selling and they had sold 99 units in total until last night. Kerry Properties pointed, the brochure of Bayview had been uploaded to the web of Sales of First-hand Residential Properties Authority (hereafter refer to the Authority) and the web of the project. Public can take the free copy of the brochure in center of the lobby in 24 hours. They will invite medias and property agents visiting the showroom and sample flat in MegaBox of Kowloon Bay this afternoon. Source told, developer will open the showroom and sample flat of Bayview to public tomorrow. To accurately test the market reaction, developer tend to receive the application after issuing price list. The sq ft price of Bayview estimated to be HKD 13,000 to HKD 15,000. Following after Swire Properties Limited’s DUNBAR PLACE in Ho Man Tin, this project is the second brand new project which had been launched after the Ordinance took effect on April 29th . The Executive Director of Kerry Properties, Zhu Yepei had expressed on last week that, the pricing of Bayview will refer to price of Yat House Garden in Hung Hom. Currently the average usable sq ft price is about HKD 13,000 to HKD 15,000. The pricing of mountain view unit will refer to price of Lions Rise which was HKD 15,000 for each usable area sq ft before the Ordinance took effect. Bayview has 36 layers including 175 residential house units. They include 2 rooms unit at usable area of 508 sq ft and 3 rooms unit at usable area of 890 sq ft. The project also have 10 units of feature house. They are joining platform units located in 6th floor, units in 47th floor and joining terrace unit in 48th top floor. The usable areas are from 487 sq ft to 1,340 sq ft. Among, the platform areas in 6th floor units are from 327 sq ft to 604 sq ft and terrace areas in 48th floor are from 747 sq ft to 1,117 sq ft. As for the new brochure of the Altro in the second street of Sai Ying Pun, the layout of some units had been changed. For example, in 18th page of the brochure, the location of the hand basin had been changed; and in the 19th page of the brochure, the wall design in bedroom BR.3 had been changed. What is the response of the Authority? The spokesman of the Authority expressed, they will finish the inspection as soon as possible after receiving the sale files of first-hand residential properties such as brochure, price list and sale documents. The Authority will investigate if there is any suspected violation found. If the suspected violation is serious,the Authority will announce the case of the related violation and the situation of the suspect violation in case of not impeding judicial process to remind potential buyers taking care. Sevillacrest in Sham Shui Po sold 2 unit yesterday. Large developers uploaded the brochure and price list within this week in succession. K Wah had uploaded the brochures of Marinella in Aberdeen and CHANTILLY in Happy Valley according to the Ordinance and prepared to relaunched them. Chuang's Consortium’s Parkes Residence in Jordan had uploaded the price list according to the Ordinance and launched 50 units at average usable area sq ft price of HKD 23,989. The units will be put on sale on Sunday base on first arrive first served. In addition, according to the data showed in first hand residential properties sale information network, Far East’s Sevilla Crest in Sham Shui Po sold 2 units yesterday. They are room A in 12th floor and room A in 17th floor with sale prices separately were HKD 5.9663 million and HKD 6.148 million. Both of the buyers of these two units chose cash payment in 90 days.
