First batch of “white form Home Ownership second hand units” supplied to the market in succession and stimulated the trading of overall Home Ownership market warming up. The property price of Home Ownership also was pushed up as the trend and peak prices appeared in succession. Owners who sold the Home Ownership unit earned much and the profit range up to many times. Tsing Yi, Tai Wai, Tuen Mun and etc districts had cases of trading at latest highest price by record. A 2 rooms unit in Ching Tai Court immediately sold at HKD 3.3 million only after being put on sale for one day and the price was the latest highest. Liang Yue-hong from Midland expressed, room 1, high floor, building C, Ching Tai Court which is Home Ownership unit in Tsing Yi is in layout of two rooms. It immediately sold at HKD 3.3 million in free market after only being put on sale by the original owner for one day. The usable area sq ft price was HKD 8,229 which was the historical highest sq ft price among the project. The original owner bought this unit at free market price of HKD 1.528 million in April 2009 and earned book profit of HKD 1.772 million from this reselling. The unit appreciated 116%. Unit of Grandway Garden sold at usable area sq ft price of HKD 9,441. Huang Yi-cai from Centaline Property expressed, room K, middle floor, building 3 of Grandway Garden in Tai Wai just sold at free market price of HKD 4.05 million. The usable area sq ft price was HKD 9,441 which was the highest price in same kind of units. The original owners earned book profit about HKD 1.9 million after holding the unit for about 3 years. The unit appreciated about 88.4%. Green form Home Ownership market also had trading case at high price. Lin Ying-jie from MANY WELLS PROPERTY expressed, one trading case of “white form Home Ownership second hand unit”in Siu Lun Court of Tuen Mun was just made. The unit is room 1 in low floor of building B. Buyer bought this unit at HKD 1.66 million which was Home Ownership second hand market price for self occupation. The usable area sq ft price was HKD 4,140 and the cover area sq ft price was HKD 3,223. The usable area sq ft price, cover area sq ft price and sale price were all the historical highest in same kind of units. Being one of the approved buyers of “white form Home Ownership second hand unit”, this buyer immediately visited pending houses after received the purchasing approval. Two units in Tin Chung Court sold at white form high price. Zheng Zhen-hua from Ricacorp Properties expressed, room 05 of middle floor in building D of Tin Chung Court in Tin Shui Wai was finally sold at HKD 2.36 million which was a trading at high price. The original owner asked for HKD 2.4 million at first but made price cut because the green form buyer bargained. The usable area sq ft price was HKD 3,631. After holding the unit until now, the original owner earned book profit of HKD 1.4 million and the unit appreciated about 1.46 time during the period. In addition, room 9 in middle floor of building O in Tin Chung Court was at price of HKD 2.9 million in white from market. It had been put on sale for a period of time. Days before, a customer visited and inquired to buy it. The original owner increased by HKD 0.1 million seeing there was inquiry. The unit finally sold at white form price of HKD 2.95 million after negotiation. The usable area sq ft price was HKD 4,574. Wang Shu-ming from Centaline Property expressed, the original owner bought this unit which was foreclosure in 2006 at HKD 0.85 million (free market price) for renting. The book profit was HKD 2.1 million after about 7 years and the unit appreciated 2.5 times.   Room 01 in low floor of building Q of Yu Chui Court in Sha Tin just sold at Home Ownership secondary market price of HKD 3 million with usable area sq ft price of HKD 5,814. Li Jun-yun from Centaline Property expressed, the new buyer is young new buyer who was worrying there would be less choices later. The original owner bought the unit at HKD 1.22 million in 2007 (with premium unpaid) and earned book profit about HKD 1.78 million after holding it for about 6 years. The unit appreciated about 146%.   One 3 rooms unit of Hong Keung Court in Lok Fu just sold at HKD 4.25 million which was green form price. The unit is located in room 16 of middle floor with usable area of 639 sq ft. Huang Ze-long from 21st-century expressed, the buyer is customer from same district. The original owner bought the unit at HKD 1.71 million which was green form price in 1999 for self occupation. The book profit was HKD 2.54 million after 14 years and the unit appreciated 1.5 times.
