Hong Kong Real Estate Association's private residential project Heya Crystal in Cheung Sha Wan was sold out, and the last Heya series project Heya Aqua may publish price this week, which on yesterday has uploaded its brochure after receiving pre-sale consent recently. The average sq ft price may higher about 5% than of Heya Crystal, since three rooms units in Heya Aqua are more, meaning they will focus to house changing customers and users, Midland Residential Department Chief Executive Officer Po Siuming predicted.
The project is located in border of Un Chau St, Fuk Wing St and Hing Wan St, which include two buildings supplying 33 layers without 4th, 14th and 24th floor, according to Heya Aqua brochure. The usable area among one room to three rooms units is from 390 sq ft to 695 sq ft, and there are 275 units without feature unit, which are less 75 units than 350 units in Heya Crystal.

In price list of Heya Crystal's second batch additional launched 150 units, the usable areas of them are from 397 sq ft to 674 sq ft, the sale prices are from HKD 6.278 million to HKD 10.94 million, and the lowest price is HKD 5.65 million base on the largest discount of 10%, while the lowest price in Heya Aqua will be HKD 5.83 million if mark up is 5% and the highest discount is still 10%.
One building among in design of one stair five units, which totally supplies 125 units, with 25 in one room, 75 in two rooms and 25 in three rooms, and the usable areas are from 397 sq ft to 695 sq ft. Another one in design of one stair six units, which totally supplies 150 units, with 25 in one room, 75 in two rooms and 50 in three rooms, and the usable areas are from 390 sq ft to 665 sq ft.
The project has 39 residential parking lots and 4 commercial parking lots, there are also private club, swimming pool, garden and so on, the finished date of which predicted to be the end of March 2017, pointed by the brochure.
Heya series residential project in Cheung Sha Wan developed by URA (Urban Renewal Authority) and Hong Kong Real Estate Association has five parts, Heya Green among was put on sale in 2012 supplying about 327 units; Heya Star and Heya Delight were put on sale in last year totally supplying about 305 units; while in last weekend, all 350 units in Heya Crystal were sold out, showing the hot of this series of project.
Agent estimated its pricing will be 0.5% expensive than of Heya Crystal.
More than 2,000 potential customers focused to Heya Crystal will turn to Heya Aqua, pushing up Heya Aqua's average sq ft price, for the mark up will depend on developer, while the market will capable to digest little mark up in 5%, Midland Po Siuming expressed to this news.
In Heya Aqua's 275 units, the ratio of two rooms unit decreases to about 50%, and for three rooms unit it is nearly 30% having 75 units, so the situation of three rooms unit sold out first in Heya Crystal may not happen this time, and the two rooms unit possibly will sell out first, Po Siuming pointed. Investors normally like small size house, and three rooms unit is suitable to house changing customers and users, so it is estimated the ratio of user in Heya Aqua will up to be 80%, he pointed.
3 units in Heya Crystal were returned and they will be launched again another day.
However, 3 units in Heya Crystal were returned, including room C in 16th floor block 1, room B in 32nd floor block 1 and room C 12th floor clock 3, and Hong Kong Real Estate Association will launch them according to sale strategy, published by Hong Kong Real Estate Association yesterday.
