Henderson whose target was more than HKD 16 billion last year will keep hot pursuit. Lin Damin, the Sales I General Manager of Henderson, yesterday expressed Henderson will launch 8 projects (joint venture and agent projects) including 2,766 units of which the total usable area is up to 1.65 million sq ft this year, and their sale target is HKD 16 billion. He pointed, they will launch projects at market price, but also will consider the quality difference between the new project and the second hand project.
Lin Damin expressed, after government launched the strict measures, the pricing of new project has back to reasonable level, making property market in healthy development, and the actual users' demand was reflected, so he believed the property market is not worse than market prediction. He pointed, although developers gained less profit, but the cargo flowing is faster, and he predicted Hong Kong property market will be stable this year, with price up and down within 10%, while small-medium property will be popular in short term.
Property sale will be as usual during Chinese New Year.
Another side, Henderson expressed, their 8 projects will be still open at office time in the first three Chinese New Year days, including Double Cove Starview, 39 Conduit Road, Centre point, High Place, the Reach, Green Code, High Park and High Point, and these projects will not launch privileges because of enough current discounts.
Lin Damin pointed, Henderson is confidence of launching 2,766 units in this year, but if they can be put on sale successfully or not will depend on government's speed on pre-sale approval procedure. However, he also said, government has its order, and their project waiting for approval mostly is Double Cove 3, which has about 1,092 units and will plan to apply for approval in the first quarter. As for Double Cove Starview, the first new project in this year, it has 865 units, 760 units among had been sold out until this 23rd, taking 92% of the total, and there are still 42 units waiting for being launched.
Marinella sold compound apartment at HKD 140 million.
About first hand project sale, K.Wah's Marinella in Aberdeen sold one compound apartment which in 33rd-35th floor of building 3 at HKD 142.687 million to Hong Kong people, and the usable area of it is 2,406 sq ft, with usable area sq ft price at HKD 59,300. As for The Avenue 1 in Wan Chai developed by Sino and so on, it additional launched 28 units yesterday, which will be selected in yesterday noon, source told, it only sold 2 units, and Park Metropolitan in Kwun Tong which is in same series also sold 2 units yesterday, with 1 unit among sold to non Hong Kong people, who needed to pay BSD. Cheung Kong's the Rise in Tsuen Wan also sold 1 unit.
