Hong Kong's Wen Wei Po (Reporter Ngan Lun Lo)The government have identified five green or community lands which located in the Kwai Tsing District 'transfiguration' into residential area,providing a total of 2,120 units,of which three belong to private residential land,which will 1,320 units,accounting for a total of about 62.26%,it is estimated these lands will have the opportunity added into the land plans of this year.The largest site in Tsing Yi was located in the west of Mayfair Gardens,with an area of 66,700 feet,domestic/non-domestic plot ratio of 6/9.5 times,living with a floor area ofapproximately 400,000 feet,which will provide 740 units.
2 lands in Tsing Yi will be built 910 residential units
Planning Department proposed that,three lands can be used for private residential development,there are two lands located in Tsing Yi area,including the land with the largest area which located in the west of the Mayfair Garden,providing 740 units,it is suggested that the 'Green Belt' changed into 'Residential ( Group A ) 3' uses,set a 140 meters height restriction ( mPD,the same below).Planning Department emphasizes the land will be added the terms of the trees protection and beautify environment in order to conserve trees in the future.
The other land was located in the North of Tsing Yi Cheung Wang Estate,covering 15,070 feet proposed by the 'Residential (Group A)'and 'Green Belt area' rezoned as 'Residential (Group A) 3' domestic/non-domestic plot ratio of 6/9.5 times,with a residential floor area of approximately 90,420 feet,the upper limit is set at 200 meters,it is expected it can be provided approximately 170 units.As for the Minibus station in the site will reset in Cheung Wang Estate which located nearby.
Kwai Chung district will have three lands for rezoning,of which one of the land will be used for private residential development,it located in the land which next to Highland Park,Lai Kong Street,suggested rezoned the land from 'Government,Institution or Community' into 'Residential (Group A) 2',with an area of about 40,903 feet,domestic/non-domestic plot ratio of 6/9.5 times,with a residential floor area of 245,418 feet,which will provide approximately 410 units.Some recommended that it can be built a public transport interchange for the future underground in order to accommodate the mini-bus station which located in the Lai Kong roadside,as for the lowest three layers were suggested to accommodate restaurants,shops and service industries.
The open space lands of Kwai Hing and Kwai Shing will be built for public-housings
Except for the three private residential lands,the Planning Department has identified two parcels of lands in Kwai Chung in order to be converted into public housing purposes,which will be involved in 800 units.One of the lands was located in the West of Yan Kwai House Kwai Chung Estate,was the phase 1 of public housing by Hong Kong Housing Authority and Housing Department in Tai Wo Hau Road,it is recommended that rezoned the land from 'Open Space' and "Residential (Group A)'into 'Residential (Group A) 2',covering about 34,445 feet,domestic / non-domestic plot ratio of 6/9.5 time,with a residential floor area of approximately 206,670 feet and a high limit of 190 meters,which will about 400 units.
The second land located in the North of Wo-Shing-Building in the East of Kwai Shing Estate,it was a driving test center currently,will be built for the second phase of public housing in Tai Wo Hau Road,it is also suggested rezoned the land from 'Government,Institution or Community' and 'Open Space' into 'Residential(Group A)2',the land with an area of approximately 33,368 feet, domestic / non-domestic plot ratio of 6/9.5 times,the residential floor area of approximately 200,208 feet,high limit 190 meters and will be provided with about 400 units.Housing Authority and Housing Department will build a footbridge and lift towers which connected to the two phases of Kwai Chung Estate in order to facilitate the residents' access.
After the Planning Department have consultation with the District Council,will collect comments and then submitted to the Town Planning Board for consideration,if the TPB have been approved,it will consult the public for two months.The Planning Department will continue to review the Kwai Tsing District Land Use Purpose and will consult with the District Councils timely.
