There are 173 units. Developer supplies discount of about 15.4% at the most, with discounted average sq ft price at nearly HKD 10,055. The cheapest unit is room D in 3rd floor of building 19 in area of 497 sq ft, of which the discounted price is about HKD 4.27 million, and the average sq ft price of it is HKD 8,593. Lin Damin, the sales general manager of first department of Henderson, expressed this new project can be put on sale next week at the soonest. According to the price list, the list includes prices of 173 units, which are located from 3rd floor to 33rd floor of building 19, in usable areas from 481 sq ft to 795 sq ft, and the sale prices of them are from HKD 5.048 million to HKD 10.158 million without discounts, with the sq ft prices between HKD 10,157 and HKD 14,591. Developer supplies about 15.4% of discount at the most, with average sq ft price at about HKD 11,885, and it is nearly HKD 10.055 after discount. The lowest price is HKD 4.27 million after discount. The cheapest unit is room D in 3rd floor of building 19, in usable area of 497 sq ft and at sale price of HKD 5.048 million, with average sq ft price at HKD 10,157. If after other discounts, the price can down to about HKD 4.27 million, at average sq ft price of HKD 8,593. The most expensive unit is room D in 33rd floor of building 19, of which the sale price is HKD 5.813 million and the usable area sq ft price is about HKD 11,673. Double Cove Starview provides 4 payment methods, including 60 days cash payment in 4% discount, 180 days cash payment in 5% discount, secondary mortgage payment in 4% discount, and construction period payment without discount. There are also special discount in 5% and stamp duty allowance in 6%. Totally in 15.4%. Henderson Club members, buyers of Double Cove phase I, residents in Sunshine City phase I-IV of Ma On Shan, and residents of The Tolo Place, if they buy from Henderson Real Estate Agency co., LTD, will gain management fee in 18 months as gift after occupation. The first batch will be about 170 units at market price. Lin Damin expressed, the first batch will be more than 170 units at market price, which are nearly 20% of the available units, and about 72% among this batch are small units in layout of 1 room or 2 rooms. In this Saturday, Double Cove Starview's sample flats will be opened to public, and Henderson members have priority of visiting in one day earlier. He pointed the prices of Double Cove are close to market price, plus with property price in Wu Kwai Sha is 10% higher than it in Tuen Mun, so price will be competitive if it in Wu Kwai Sha similar to in Tuen Mun. According to data supplied by Centaline Property, the average usable area sq ft price of Double Cove I is between HKD 11,000 and HKD 12,000, while the average usable area sq ft prices of Lake Silver and Sunshine City in same district also close, which is about HKD 10,300.
