THE AUSTIN on top of Austin Station, developed by Wheelock and New World was put on sale on Saturday, receiving more than 650 applications in the past two days. The site of sample units was crowd yesterday, showing the success of 20% discount policy. Developer said nearly ten thousands of people visited the sample flats yesterday.
Liang Zhijian, the property chairman of Wheelock, pointed THE AUSTIN registered 350 cases of application yesterday and there were more than 650 cases in total of the past two days, most among in private name while about 10% in company name. He pointed there were nearly ten thousands of visitors yesterday. Their major task currently is arranging potential buyers to visit the house and maintaining orders. They hope buyer will not complain.
The price after discount will be lower than the second hand property price in the same district.
Asked about THE AUSTIN grabbing the potential customers from Sun Hung Kai's The Cullinan on Kowloon Station, Liang Zhijian responded the two projects have each own advantages and developers also have different policy, while customers may judge by themselves. The company will at least put on sale more than 100 units at one time instead of small batch in 20 or 30 houses.
THE AUSTIN launched 116 units this time at average sq ft price of HKD 22,871, though it is similar to the second hand property price in same district, but the price will lower than HKD 19,000 after total discount which up to 20.5%, cheaper 15%-30% than many second hand luxury houses in same district. For second hand sq ft prices nearby Kowloon Station, the average usable area sq ft price of The Arch is about HKD 26,000, of Sorrento is about HKD 22,000, and of The Cullinan is nearly HKD 30,000, agency pointed.
At 3:00 pm yesterday, sample flats in The Gateway was crowd, with nearly one hundred visitors waiting in the looby. Mr. Luang who just married planed to buy a 2 rooms unit in this project for own occupation. He believed THE AUSTIN is in convenient location and the price is reasonable, and he would pay 30% as down payment this time. Another visitor Mr. Huang planed to buy a small flat in layout of 1 room or 2 rooms for investment, believing the project is in favorable location and will appreciate in long term. What's more, the layout is good and the price is acceptable. Mr. Deng from Hong Kong Island wanted to buy 2 rooms unit for his children, so he came to see on site, finding THE AUSTIN is more attractive than The Cullinan. Privilege will not affect too much because of own occupation.

On the other side, Sun Hung Kai's The Cullinan on top of Kowloon Station was continue selling the latest batch of houses, of which the first batch winners showed up from 10:00 am yesterday, and more than fifty people waited in line on site. Until 3:00 pm yesterday, market source told all 35 units were sold. 28 houses among were bought by Hong Kong buyers, while the remaining 7 flats purchased by non Hong Kong permanent citizens and companies. Data hadn't been update until the deadline of this report. In addition, Wing Tai Properties Limited also put on sale the 29 stock units of The Warren in Tai Hang on same day, room C in 30th floor at HKD 12.008 million and room A in 6th floor at HKD 12.424 million among sold, until the deadline of this report.
RESIDENCE in Yuen Long, the Riverpark on Tai Wai Station and The Warren in Tai Hang each sold 2 units, according to Sales of First-hand Residential Properties Electronic Platform (“SRPE”).
Market source pointed Park Signature in Yuen Long sold 9 units.
