CCL Mass創逾1年新高

D)後,換樓客湧現,加上新盤熱賣帶動二手市場,用家積極入市,推高大型屋苑樓價,二手樓價連升4周,中原城市領先指數CCL及中原城市大型屋苑領先指數CCL Mass分別累升2.38%及2.86%,後者最新報121.42點, 更創出51周新高。

樓價指數四連升

中原地產研究部高級聯席董事黃良昇指出,中原城市領先指數CCL最新報121.19點,創42周新高,按周上升0.03%,而中原城市大型屋苑領先指數CCL Mass報121.42點,更創出51周新高,上升0.24%。他稱,CCL Mass的升幅較CCL為大,反映微調DSD後,上車客及換樓客湧現,加上新盤熱賣帶動二手市場,用家積極入市,明顯推高大型屋苑樓價。

另一方面,該行認為,金管局7月2日五度向市場注資162億元,反映資金流入,加上6月24日大澳居屋天利苑認購踴躍,顯示置業需求強大,兩大因素利好樓市,可望進一步推升樓價。

港島區表現獨跌

事實上,受荃灣新盤環宇海灣熱賣刺激,新界兩區樓價連升。新界東區指數報126.60點,連續2周創歷史新高,按周升0.88%,並連升3周共5.15%。新界西區指數報103.46點,創51周新高,升0.02%,並連升2周共3.03%。九龍區指數報119.85點,亦創26周新高,升0.78%。然而,港島區指數報130.21點,按周下跌0.47%。

昨天公佈的CCL亦是今年上半年結算,CCL上半年升1.78%或2.12點,CCL Mass上半年升2.73%或3.23點。分區方面,港島升4.83%或5.99點,九龍跌1.00%或1.21點,新界東升5.90%或7.05點,新界西升3.53%或3.53點。
