CCL升破120點 41周新高

香港文匯報訊(記者 蘇洪鏘)反映樓價走勢的中原城市領先指數(CCL)最新報121.16點,按周上升1.05%;至於中原城市大型屋苑領先指數CCL Mass報121.12點,按周上升1.09%。二大指數均創41周新高,按周升幅均為11周最多。

樓價連升3周,CCL累升2.36%,CCL Mass累升2.61%。中原地產研究部高級聯席董事黃良昇指出,數字顯示微調雙倍印花稅(DSD)後,樓市氣氛向好,用家需求增多,推升房價。荃灣大盤熱賣,刺激用家及換樓客入市,新界上車盤備受追捧,區內樓價顯著向上。而日前大澳居屋天利苑申請熱烈,超額認購116倍,利好樓價,有待7月下旬公佈的CCL開始反映。

周末預約睇樓升6%

另一方面,睇樓氣氛亦漸隨樓價升溫,綜合市場資料顯示,本周末日預睇樓量按周上升5.2%至6.6%。

據美聯物業統計,今明兩天15個指標屋苑預約睇樓量錄得錄得約1,141組,較上周末上升6.6%。美聯住宅部行政總裁布少明表示,發展商推盤步伐加快,而且定價具競爭力,帶動近期一手銷情暢旺,連帶二手樓市亦見全面升溫,各區大型藍籌屋苑成交漸見活躍,即使部分地區缺盤,亦不乏高價入市個案,顯示買家入市信心趨於積極。

至於中原統計十大屋苑周末預約睇樓量錄710組,按周回升5.2%。中原地產亞太區住宅部總裁陳永傑表示,大市交投氣氛造好,新盤繼續出擊搶客,部分提供中價貨供買家選購,令中價貨客源回流市場睇示位兼睇樓,二手屋苑即時受惠。
